How do I find a lawyer?

A good way to find a lawyer is by referrals. Ask a friend who has experience with a lawyer, a real estate agent or maybe the lawyer in your home country can refer you to a colleague abroad. Many international law firms have an office in Spain. The advantage of a international firm is that they are aware of tax agreements between Spain and your home country.

Some real estate agents act like they can advise you legally but you should be very careful. They are not qualified to do so. The profession of a real estate agent does not require any formal training and licensing. Especially if you are not fluent in Spanish, you may be a good target for agents "specializing in the English speaking Market".

 

There are licensed real estate professionals but unfortunately many agents in the popular Costa's are not. Before you make any purchase decisions, you lawyer should check that all Spanish law requirements are met, that there are no liens on the property and all relevant taxes and fees have been paid. He can also find out what the RE taxes will be. Your lawyer will instruct the "Notario" and implement your wishes in the contract.
